Deterioration of asphalt cannot be avoided but can be slowed considerably with routine preventive maintenance and a common sense approach to care and repair. Asphalt is slowly broken down over time by exposure to oil, gas, sun, salt, water, freeze/thaw cycles and even kick stands on bicycles and motorcycles.  The following tips will help you make sound decisions regarding the care and repair of you parking lot.
Periodic seal-coating slows pavement deterioration by moisturizing and sealing your asphalt like hand lotion does your skin
For maximum benefit, asphalt should be sealed every 24-36 months
Seal-coating should not be applied during cold weather. Sustained temperatures of 55 degrees or more are necessary to ensure proper drying and bonding
Newly sealed surfaces should be free of traffic for 24 hours
Newly paved surfaces should not be seal-coated for 3 months
Carefully inspect your pavement on a regular basis for cracks, fading pavement markings, and other signs of failure or liability issues
Proper attention to cracks will prevent problems from spreading and double the life of pavement
Linear cracks that are between ¼-inch wide and 1-inch require crack-sealing to prevent water erosion of the aggregate base (gravel) that supports your asphalt.
Crack widening or “routing” is strongly suggested to ensure the crack sealant bonds adequately to the crack surface
Hot weather will soften asphalt allowing sharp or pointed objects to damage the surface if it isn’t protected
Pavement defects in high visibility areas such as entrances can be repaired without unsightly seams using infra-red technology
Resurfacing; sometimes referred to as an “overlay” is often a sound solution for restoration of deteriorated asphalt. Pre-existing problems such as cracking, and base or sub-base damage should be resolved before resurfacing pavement
Concrete needs at least 4-7 days to cure.
Lot marking using a “straight-in” design (at 90°) allows for the most stalls and allows for a two-way traffic flow
According to ADA guidelines, all businesses must have the proper amount of handicapped-accessible parking stalls, and required van parking spaces
